Property Evaluation
A written assessment of a property, whether or not the listing is ours.
Property Evaluation
Buyers regularly ask us to look at a property they found elsewhere. We are happy to, and the assessment is the same one we would run on our own listing.
The evaluation is physical first. We walk the boundary against the survey sketch, dig in several places to check soil depth, inspect every water source at its current level, look at the age and condition of the standing crop block by block, and assess the access road in the state it will be in during the monsoon.
Then the paperwork: title and the chain behind it, encumbrance certificate, survey measurement, land classification and conversion status, revenue records, and any tenancy or labour claims attached to the land. We flag what needs your advocate’s attention rather than offering a legal opinion ourselves.
You receive a written report with photographs, a condition assessment and a list of what the property will need spending on it in the first three years.
